
The Residences at The Dubai Beach EDITION have launched at Dubai Harbour, introducing 165 branded homes designed by RSHP and Rockwell Group, with completion expected in 2029.
A new residential development has been unveiled at Dubai Harbour, with the launch of The Residences at The Dubai Beach EDITION – the first EDITION-branded residential project in the UAE. Developed by H&H and owned by Shamal Holding, the project combines EDITION’s design approach with contemporary coastal architecture, offering 165 private residences scheduled for handover in 2029.
The development forms part of the wider Dubai Harbour Masterplan and is positioned on one of the city’s most exclusive waterfront locations. Designed by RSHP with interiors by Rockwell Group, the four low-rise pavilion buildings include two- to four-bedroom homes ranging from 1,450 to 3,770 sq ft. The architectural concept focuses on natural light, open layouts and fluid transitions between indoor and outdoor spaces, supported by landscaped areas created by Square M Design.

The residences feature a coastal palette inspired by the desert and shoreline, incorporating natural textures, warm tones and expansive glazing with views of the Arabian Gulf and Dubai skyline. The design draws on EDITION’s established aesthetic principles while responding to Dubai’s waterfront environment.
Speaking at the announcement, H&H CEO Miltos Bosinis noted the long-standing partnership with Shamal Holding and emphasised the project’s focus on integrating global design standards within Dubai’s residential and hospitality offering. RSHP Director Richard Paul described the buildings as “a seamless extension of the city’s relationship with the water,” highlighting the intention to balance privacy with connection to the surrounding waterfront. Rockwell Group Partner Shawn Sullivan added that the interiors aim to reflect both the city’s energy and the natural calm of the coastal landscape.

The development includes a range of amenities centred on wellbeing and community engagement, such as a private beach, beach club, landscaped gardens, multiple pools, terraces and sunbathing lawns. Additional facilities include a treatment centre, padel court, juice bar, private lounge, event spaces and areas designed for cultural programming.
Shamal Holding CEO Abdulla Binhabtoor stated that the project reflects a wider shift in Dubai’s luxury market toward formats that unite design, culture and lifestyle. He noted that the development contributes to defining Dubai Harbour’s evolving identity as a design-led, mixed-use waterfront.

Residents will have access to a suite of branded services aligned with EDITION’s hospitality standards, including 24-hour concierge and security, event support and priority access to hotel facilities. The location offers connectivity to key areas such as Palm Jumeirah and Dubai Marina, both within a ten-minute radius.
A selection of the 165 residences is now available for purchase, with project completion targeted for 2029.
